			<content:encoded><![CDATA[<p>The latest trend in Gurgaon property rates shows an upswing in the residential property rates. Since the onset of the slump in the property market over the last couple of years, the real estate prices in this region has undergone a downward trend. But now the slump has shown signs of tapering off and the real estate market is back in the saddle. The average prices prevailing in the main centres of the city are like this: DLF Phase V, apartments Rs.2500 to 7000 per square feet, builder flats 6500 to 7500 and plots 50000 to 65000. These figures were approximately 5% to 10% less about 6 months ago. In the South City, apartment rate per square feet is from 3520 to 8000, builder flats 3000 to 5000 and plots 10000 to 25000. This price trend was approximately 10% less about 6 months ago. <br/><br/>The upward trend of the residential Gurgaon properties could be further evidenced by an analysis of the average price prevailing in other prominent locations of the metro centre. In Sushant Lok III, the apartment rate is on an average from 2000 to 3500, builder flats 2800 to 5000 and plots 25000 to 55000. Approximately one year back, these properties were available at about 10% to 15% less than these prices. Again, on the Sohna Road location, apartment 200 to 3500, builder flats 3200 to 4000 and plots 20000 to 40000. Last year December, these properties were available at 8% to 15% less than these prices. In the Palam Vihar area, apartment 3200 to 3500, builder flats 2500 50 4000 and plots from 30000 to 35000. About six months ago these were about 10% to 12% less than these figures. Further in the HUDA 2 locality, apartment 3000 to 6000, builder flats 2500 to 4000 and plots 20000 to 40000. <br/><br/>As aforesaid, the latest residential Gurgaon Properties rates show an upward trend. Not only prices, but rental rates also show an increase now. In the DLF Phase V, apartments admeasuring around 2000 to 25000 square feet have an average rent of 25000 to 65000 per month and builder floors from 17000 to 25000. In the South City area is around 10000 to 25000 and 15000 to 20000 respectively. The same kind of properties in the Sohana Road region has rent from 13000 to 18000 and 11000 to 17000 respectively. These figures were about 10% to 15% less about one year ago. Apart from the waning effect of the slump, the recent sophistication in transportation infrastructure has as added a new dimension to the property appreciation in this stretch. <br/><br/></p>

Often it may leave you in perplexity as it happened when my boyhood pal Simon quizzed me the other day during his visit of me at my residence at DLF Phase IV. This conundrum kept my confused and my chubby chum was bemused. Well, it is a medley of varying factors that determine which property is better. In a primary residential locale, say DLF I or II, the scope for a luxury residential unit is better than a commercial one. On the other hand, in the prime commercial location of the city, residential premises are less attractive. This is a locality-wise parameter. There are also other deciding factors to be reckoned with while selecting property units in Gurgaon. <br/><br/>While you consider whether residential or commercial is better property investment in Gurgaon, time factor also is to be considered. For instance, during the recent recession and the resultant slump in the Gurgaon real estate market, commercial properties in the city were in a downward trend. Also, luxury apartment and villas also had less demand during the period. But middle and lower level residential units did not show much fluctuation in price. Also, it is estimated that in the coming years there will be a higher demand for middle-income-level residential units. This is due to the better pay-scale in the Government sector and a growing corporate sector in the region. Further, non-resident Indians who have been working in the Middle East return in big numbers due to the fall out of recession. <br/><br/>Thus the analysis as to whether residential or commercial property in Gurgaon,is the better investment,would reveal that both commercial and residential properties are good investment options in the region. It is a matter of time and locality that determine which is better at a particular place and time. Further, the city is in a great expansion phase and new areas have been acquired and are under development. In the new locations, the prospective investor should make intelligent assessments as to the spots where landmark developments would take place and make investments accordingly. For example, if there is provision for a public transport terminal or any point where regular public gathering is expected, investment in suitable commercial units will be ideal. Similarly, in the suburban sector investment in residential sector for villas and club houses would be more viable than investment in commercial projects. <br/><br/></p>

<p>There are numerous ways to invest in real estate. You can rent, flip, or fix. There are condos, homes, apartments, land, and buildings to invest in. The options are limitless. </p>

There is, however, a great divide some investors have a hard time deciding on, residential versus commercial investing. </p>

Residential property is perhaps most commonly what comes to mind when thinking of real estate investing. In general, residential property is a living space. This can include apartments, duplexes, homes, and condominiums.</p>
<p>&#13;<br />
Commercial property, on the other hand, plays home to businesses in the form of office space, retail space and other industrial type tenants.</p>
<p>&#13;<br />
When considering which type of investing is best for you, there are a few questions to ask. Most of us have experience in residential dwellings. After all, we grew up in homes. </p>

You have a set of expectations for your residential rental property. You know how you anticipate it to be cared for and what assumptions you want to see in your tenants. Commercial property is a little different. We haven&#8217;t all necessarily rented or owned commercial property. </p>
<p>&#13;<br />
What is unique about commercial property is the landlord often hands the property over to the tenant and has very little to do with it after that point. You basically have to trust in your tenant. Plus, unless you have business experience, you probably aren&#8217;t familiar with the guidelines and assumptions of commercial property leasing.</p>

With all of that said, let&#8217;s look at what benefits and disadvantages come with investing in residential property.</p>
<p>&#13;<br />
1)In general, it is easier to rent residential property then commercial property. People always need a place to live. Businesses, however, come and go dependent on the market.</p>
<p>&#13;<br />
2)Financing residential property tends to be easier then purchasing commercial property.</p>
<p>&#13;<br />
3)If needed, you could actually live in one of your rental properties.</p>
<p>&#13;<br />
4)Residential property is usually less expensive then commercial.</p>
<p>&#13;<br />
5)Residential property can require your immediate attention when problems arise. Problems can come at any hour on any day unlike the traditional 9 to 5 business that rents commercial property.</p>
<p>&#13;<br />
6)As a residential landlord, you usually have to perform a lot of hands-on management.</p>
<p>&#13;<br />
7)If you have a single residential piece of property and you lose a tenant, you just lost all your income for that particular property until you can replace the tenant. This can cause cash flow problems.</p>
<p>&#13;<br />
Commercial property also has is pluses and minuses.</p>
<p>&#13;<br />
1)A nice thing about commercial property is the leases tend to be considerably longer then that of residential property. Where a residential tenant might sign a year lease agreement, commercial tenants usually stick around for five or so years.</p>
<p>&#13;<br />
2)Unlike residential, commercial property requires less management. Depending on your personality, this may or may not be desirable to you.</p>
<p>&#13;<br />
3)Commercial investing isn&#8217;t as beginner friendly as residential. Start-up costs can far exceed that of simply purchasing a home. Even worse, if can be harder for beginner investors to secure a loan for commercial property.</p>
<p>&#13;<br />
4)Finding a tenant for you commercial property can be a lot harder then securing one for your residential property.</p>
